Sunleigh Housing Project

We are pleased to announce that Fluid has been appointed Architect and Urbanist for the design and delivery of a mixed-use housing scheme on a significant site on the Grand Union Canal, Alperton, Brent. The scheme aims to deliver up to 250 new homes, along with the re-provision of workspace and new community and social uses. It will be inspired by the sites industrial heritage as well as its green and water environment and engage with the social life of the area and rich mix community.

The aspiration of the brief requires a contemporary response to the challenges and opportunities of the site to create a unique identity and bring positive change to the area, sitting as it does between Wembley and Old Oak Common, both major regeneration areas.

Fluid will lead a consultant team to develop a detail planning application for submission in summer 2016. The site is part of a larger allocation for housing development, identified in London Borough Brent’s SPD for the area, the basis for which is a masterplan produced by Fluid for the Council in 2010. Since then the area has been designated a Housing Zone.

The project will consider how it can contribute to the wider area’s place making strategy, creating a new hub and amenity on the canal, linking to new forms of transport and circulation, and paving the way by enabling mix use communities. The project will acknowledge historical assets whilst embracing future design and technology to produce a positive landmark for the area.

The project will also show how smaller private developers and landowners can contribute to the shaping and transformation of their local area and London through their leadership, passion for design and vision for future generations.
