A mixed-use development including 30 new homes in the heart of Spitalfields for the London Borough of Tower Hamlets while incorporating commercial space through retaining a parade of historic Victorian shops.



Fluid was invited to develop outline proposals and a design strategy as part of an invited competition.

The proposed scheme is generated by the principle of retaining the majority of the existing elements of heritage value and then by developing the commercially viable aspects of the site including its air rights.

The design is configured in three components consisting a masonry tower, the retained Victorian parade and a new floating structure that ‘hovers’ above the parade.

The proposal is bold and provides a building that would modulate with the varying scale and mass of surrounding urban context.
