A masterplan for the development of a mixed-use scheme on the site of the former power station at Holes Bay, Poole. An exceptional waterside site provided a strong context for a landscape driven approach.

Fluid was one of six invited architects and were shortlisted to the last two.

Fluid’s concept masterplan explored of the various potentials of the site, informed by a landscape strategy and contained in a framework plan that exploits to the full the site’s specific maritime and coastal characteristics

The proposal is of a waterfront development that weaves around the creation of new waterside assets in the form of basins, dry docks and boat yards to maximise the frontage of this high value land. A series of urban terraces step up away from the waterside, recalling the form of a hillside town (inspired by Mont St Michel) providing panoramic views of the bay.

The northern margin of the site is left ‘untouched’ to support an eco settlement that would nestle into the salt marshes and mud banks leading to discrete jetties reminiscent of those to the west.
