Fluid, AECOM and DTZ worked with London Borough of Lambeth (LBL), and Network Rail (NR), to produce a Masterplan Development Brief for Brixton Central. The Masterplan Development Brief follows publication of the Future Brixton Masterplan in 2009 and the Brixton Supplementary Planning Document (SPD) adopted in June 2013.
The Future Brixton Masterplan sets the high level intentions for regeneration while the SPD defines a more detailed framework for growth and change.
The Brixton Central Masterplan Development Brief signifies the first stages in realising the SPD guidance for the Brixton Town Centre and provides clear development parameters that will drive value from the land assets while also attracting inward investment.
It will facilitate the delivery of wider regeneration benefits across the SPD area and set clear precedents for future development proposals.
In accordance with LBL’s position as a co-operative council, the Development Brief has been co-produced with local citizens. A bespoke consultation process led by Fluid placed a local reference group at the heart of the project by using a bespoke consultation toolkit.
The group ensured that the masterplan development brief was informed by local desires and demands, protective of existing traders, residents and businesses, while retaining a level of commercial viability that attracts future investment.
